Renovations
Projects normally involve at least some renovation works to the existing house. For example, if we are carrying out a side return extension, we have to carry out renovation works on the existing house to marry it up with the new extension. Renovations also are a stand alone services when carrying our refurbishment work on flats and houses that are not having an extension added.

1) Planning Permission: This is required for larger projects that affect the external appearance or structure of a building. It's issued by your local planning authority and ensures that your proposed changes comply with local planning policies. 2) Building Regulations Approval: This is needed for most building work, including alterations to the structure, electrical installations, plumbing, insulation, and ventilation. Building regulations set standards for the design and construction of buildings to ensure safety and energy efficiency. 3) Party wall awards may be required if taking our chimney breasts or installing steel beams etc.

Duration of house renovation can vary significantly depending on several factors, including the scale of the project, the extent of renovations, condition of the property, materials and labour needed. Minor renovations (kitchen/bathrooms remodelling) may take a few months to complete. Major renovation work (whole house renovation with structural changes) can take several months to a year or more depending on the size of the project.

Completely up to you! We are happy working 1-1 with yourselves throughout, however we also work with multiple third party designers throughout many of our projects. If you feel like you have the eye (and time!) to design it then feel free, otherwise we can recommend lots of people and companies who specialise in this.

Your requirements may need us to alter the structure of the existing building which I understand sounds scary but it is quite simple.

Kitchen remodelling/extending is usually the biggest winner here however any renovation done well should add value.

Our teams always try to make use of what the original house has to offer. If there are certain elements you specifically want to keep (victorian tiles in your entrance hall, feature cornice in your lounge etc) then we will aim to preserve these as best as possible - just let us know before we start!

Yes we will provide a thorough timeline at the beginning of the project with a breakdown of what will be completed and when. Some of this will be weather/material dependent and can vary with the condition of your property, but we will aim to keep you up to date if anything changes from the original project timeline. The timeline is useful for all of us as it will also include when we actions from you, for example, when to get the sanitaryware to site so we can install it.

We understand communication is of the upmost importance and the key to a successful project. We hold weekly meetings at time of your chosing where we aim to have a walkthrough of the property and address any questions/issues that you may have. We also set up a whatsapp group with ourselves and the contractor should you have any questions outside of those meetings.

Our quotes are designed with clear breakdowns of each section of the build. These sections will then be completed as progress moves on site which will ensure you we are not moving over budget. Any variations throughout the build will be priced for and confirmed with yourself before the work is completed.

Sometimes stuff does not go to plan and the original time line changes. If this change affects the ultimate completion date we will tell you as soon as we are aware. We always do our best to mitigate delays by increasing resources or getting on with another task whilst we are waiting but sometimes delays are unavoidable.

You can always make changes however it is important to note that the bigger they are/later the plans change will have a knock on effect to the budget and timeline.

Yes we do! We have worked on Grade 2 and Grade 2* listed buildings undertaking structural changes, basement works and renovations.

Communication is key for projects to run smoothly and it is the same with your neighbours. We understand it is not pleasant living close to this kind of work! Just before or as works are starting we will knock on the doors and leave our numbers for the neighbours to contact us if there are any issues. Often complaints arise around deliveries, skip exchanges etc and we would rather the complaint was directed at us rather than our clients or the council.
