Wrap around extensions
Wrap around extensions are similar to side return extensions except they also extend into the back garden, wrapping around the outrigger.
In order to build a wrap around extension, you temporarily prop the existing outrigger, install new permanent steels to hold up the existing house, dig foundations and build new masonry walls and form a roof over the new side return extension. Once the structure is complete, works can begin on the fit out which usually involve a new slab with underfloor heating, rewiring and plumbing, fitting the new kitchen and installing sliding doors to the garden.

Yes and No. Rear extension are usually under permitted development as long as you adhere to the guidelines, but wrap around extension will require planning permission. Our partner firm Malone + Pike Architects can help you through the planning process.

Depending on your neighbourly relations you might only need a written agreement between all parties. Most of the time though you will need to appoint a Party Wall Surveyor to act on your behalf. Candice Courtney our affiliated Party Wall Surveyor is happy to help you with this.

Depending on planning restrictions we usually advice to aim for a flatroof as it opens up the space even more and allows for more daylight.

Yes, underfloor heating acts a space saver, frees up wall space and provides an equal heat output.

Yes, most of our projects include a small guest toilet fitted underneath the stairs or between the kitchen and living rooms.

We are not kitchen designers but work very closely together with local kitchen designers who we can introduce to you.

Yes, it is beneficial for both parties to use the existing wall. Usually you will pay a 50% of the current cost of the wall to your neighbour for using their structure but you will save in not building a wall of your own.

Yes, depending on the distance from the hob to the external wall a downdraft or Bora extractor hob can be fitted without issues.

This is very much down to your own choice and design preferences, there are pros and cons to both. Sliding doors are space savers as they slide on top of each other and don’t swing out but do not fully open up the back of the house. Bi-Fold Doors tend do achieve that “open back” look when they are open but when they are closed have more framing. Sliding doors are definately more fashionable today.

We charge a mobilisation deposit to book in the works and arrange the first weeks on site. Once the project has started we will raise fortnightly valuations based on progress on site. This way you will always be sure that your budget is monitored and you will never pay too much. The payments are split between us and our contractors.

Landscaping is a very important part of a ground floor extension so we are pleased to offer hard landscaping, e.g. building plant beds, fencing, patios, etc. This will leave you with chosing your favourite new plants and flowers!
